India’s metro build-out has crossed a symbolic threshold: the country’s operational urban rail networks now span roughly 1,000 km across Delhi-NCR, Bengaluru, Mumbai, Chennai and Pune, creating a new geography of value around stations, interchanges and feeder corridors. What began as a mobility project has become a land-price and leasing engine, shifting office demand toward transit-linked districts, compressing commute times for millions, and forcing developers to reprice residential inventory by access rather than distance alone.
The deeper story is less celebratory. Metro-led growth is uneven, with gains concentrated in corridors that already had formal land titles, road access and institutional demand. In many cities, the metro has improved last-mile connectivity only where buses, walkability and feeder services exist; elsewhere, riders still rely on autos, two-wheelers and informal shuttles. The result is a split urban market: premium transit-oriented development near stations, and a wider ring of speculative appreciation, displacement pressure and infrastructure lag.
